The proposed development is composed of a two-story retail building of approximately 6,280 gsf and a six-story condominium building which includes Parking and 4,715 gsf of retail on the first floor. The condominium building contains a full basement with 22,580 gsf of parking for 52 cars plus storage rooms. Square footage of each of the condominium floors is approximately 23,154 sq. ft. per floor. The total building square footage, including the basement, is 165,947 gsf. The exterior walls are masonry. Floor framing is a pre-cast plank/bearing wall system with steel transfer beams in both directions at the second floor. The roof is flat.
